You’re being transferred to a new city in another state for a position that you start in exactly two weeks. You fly to your new hometown to select an apartment. You have exactly two days to make a decision and sign a lease, so when, after much searching, you find a vacancy in a relatively decent property, you’re anxious to sign when the lease is placed in front of you. Resist the urge. As mentioned in previously in our report “Avoiding Tenants’ Tribulations,” wearing rose-colored glasses can easily fool you into believing that your best interests as a tenant will be protected. Your desire to find a home and wind up what can be an exhaustive search process can push you into signing on the dotted line before you’ve read and understand all of the fine print of your lease.
What’s the purpose of a lease, aside from your agreement to pay your rent each month and maintain your apartment in good condition? For starters, the responsibilities of your landlord are clearly outlined in this contract, so it’s obviously in your best interests to read the lease carefully. If you’re ignorant of the lease terms, you could find yourself blindsided several months later when your landlord holds you responsible for damage or other breach of lease, and subsequently asks you to move out. Q. I recently divorced my husband who has left me with the four children and he has suggested that as we have no assets he will give me half of his superannuation. What should I do as I am unemployed and on a single mother’s supporting pension and he does not pay child support?
A. Unfortunately you are being very badly treated as your entitlements would include spousal maintenance, child support (see the child support agency) and access to at least 50% of his superannuation. You need to seek urgent legal assistance and perhaps legal aid is where you should look first.

A low maintenance and durable material, vinyl siding is an increasingly popular home exterior. Even though it is a low maintenance material, you will still want to clean your vinyl siding from time to time. Just make sure you know about the best cleaning methods before you get started.
Simple maintenance cleaning of your vinyl siding is fairly straightforward. Use a long-handled brush with soft bristles or a soft cloth to wipe it down with soap and water. If your vinyl siding has textured surfaces to it, you will want to use only the brush with soft bristles so as to avoid wiping stains into the grooves with a cloth. Start with the vinyl siding at the bottom of your house and work your way up. This will help to prevent streaking from the soapy water running down your house. If you have other materials, such as brick, on parts of your home, cover them so that runoff from your vinyl siding will not affect it. To this point, you may have already overlooked or discounted advertising in newspapers and magazines as too expensive, especially because chances are your target audience does not live in any specific geographic location. This fact usually rules out radio, and television advertising is probably even more likely to be outside of your budget. What you might not have realized, is that you should discontinue looking at the general media and start looking at the specialist media for your niche or target.
